Flooring Custom Home Project

The Next part of the custom home project would be the Wooden TJI and Subfloor

Engineered lumber continues to become more and more popular in today’s construction industry. TJI’s(engineered wood I joists) are Our preferred framing members for floor systems. TJI’s offer many benefits compared to traditional dimensional lumber joists including: almost no twisting or warping, very little dimensional shrinkage, stiffness and strength.

What is TJI framing?

Engineered to provide strength and consistency. Truss Joist® (TJI®) are a key part of making a high-performance floor. The dimensional stability of TJI joists help them resist warping, twisting and shrinking that can lead to squeaky floors.

TJI’s are available in many different sizes ranging from 9-1/2″ to 16″ deep and flanges 1-3/4″ to 3-1/2″ wide. The wide range of sizes allow for framing many structures from residential houses to commercial buildings.

Framing a floor with TJI’s is no different than framing with dimensional lumber. The one big difference is the hardness of the material which makes nailing into it a bit more difficult. Engineered joists are also a little less stable (can’t walk on them) until the sub-floor is installed.  We also have the advantage of longer continuous spans with TJI’s, this has helped drive the design trends to larger, more open floor plans.

Now on to the Subfloor, which Teakwood takes seriously and only uses Advantech:

The Advantages are:

  • High density engineered wood for industry leading strength and stiffness
  • Advanced moisture resistant resin technology applied through the panel
  • Superb fastener-holding power helps keep floors flat and quiet
  • Patented fastening guide for easier installation
  • Precisely milled and extremely durable tongue and groove profile for easy installation
  • Ranked #1 in quality every year for more than a decade
  • Backed by the reputation of Huber Engineered Woods
  • The one we take the most seriously though is no bounce in the subfloor like you may get with other wood products,

Custom Home Project

The house foundations is the system on which the home sits. Sometimes the house foundation rests upon the footings and supports the floor system – as with conventional foundation walls and piers. Sometimes the home foundation is also the footing – as with a home built on piles driven into the ground.

In this we are starting with the base of the house as it is said something is only as strong as its foundation. We take that very seriously here at Teakwood….

Part 2 the laying of the foundation
